Overview – Essential Services

In Western Australia, there are no currently no prescribed Essential Service provisions other than those outlined in Part I of the National Construction Code. There are current proposals to release a Building Act for Western Australia which will encompass the Certificate of Occupancy requirements along with the Essential Safety Measures that are required to be maintained.  The legislation will bring Western Australia in line with many of the other states that require maintenance and testing to be carried out to Essential Safety Measures as well as annual statements and sign off that the measures are being maintained throughout the year.

Currently best practice would dictate that AS1851 – Maintenance of Fire Protection Systems and Equipment be adopted and used for the inspection, testing and maintenance of Essential Services in the absence of any legislation. There is currently no requirement for display or submission of Annual Certificates or Statements.
